The villa is situated in the Valcanina valley near Sassetta (LI) 500 m. above sea level in a secular forest with about 500 sq.m. of private fenced garden with a swimming pool, B-B-Q and parking spaces. It is about 800 m. from the center of Sassetta and 12 kilometers from Marina di Castagneto Carducci (LI) and the sea.
In addition to the numerous beaches in the area our guests are also entitled to make use of a beach at the northern end of Marina di Castagneto, accessible via Vacanze Toscanas private property.

The house with 8 + 4 beds is 160 sq.m. with external paving and well furnished. It comprises of a ground floor with kitchen, living room, dining room, bathroom and veranda. The first floor has three bedrooms, three bathrooms and two terraces with a beautiful views over the surrounding Pian Delle Vigne valley and you can even see Sassetta lower down through the trees.

The east facing terrace presents a view across the Pian Delle Vigne valley to Sassetta. The main entrance is on the ground floor at the rear of the building and leads into a large living room which contains:

- on the right of the entrance is a door leading to a bathroom where there is a washing machine.
- 2 very comfortable sofa beds each capable of sleeping two persons, (either as two singles or one double bed).
- a large wood dinning table capable of seating 12 people.
- across the room on the right there is a kitchen area with all the necessary cooking equipment and dishwasher, electric oven, gas burners and fridge freezer. There is a breakfast table with wooden benches.
On the left there is a large fireplace and at the far end there is a door leading out into the garden and B-B-Q where there is a large wrought iron gazebo, stone table and chairs.
- a television with satellite reception.


The stairs leading to the first floor open out onto the landing where, on the left, there are two sofa beds, a cupboard and French windows leading out onto the balcony that overlooks the swimming pool.
On the right there are three doors, each leading to a double bedroom with en-suite bathroom. In the first room there is a double bed, a single bed and cupboards. In the second room there is a double bed, a sofa bed and a cupboard. If needed we can supply a cot. The third bedroom is equipped with double bed, a sofa bed and a chest of drawers. From the second and third bedrooms one has access to a shared balcony with panoramic views. The pool is situated in front of the House, with its lovely view and situation is a very pleasant place and it is furnished with tables and chairs as well as deck chairs and recliners. There is an outside shower in the garden. Should it be needed the house is centrally heated.
